    The GST/HST NRRP rebate is available to landlords who, for residential rental purposes:


    • Had a builder construct or renovate the rental property;
    • Constructed or hired a builder to construct housing or an addition to the housing;
    • Substantially renovated, or had a builder renovate, housing;
    • Changed a non-residential property to housing; or
    • Issued an exempt lease or sublease to another individual.

    • Starting with the 2022 calendar year and for each following calendar year, owners of residential properties that are situated in Canada have to determine if they have to file UHT returns and pay the UHT on their residential properties. 
    • Who has to file a UHT return? Persons who, on December 31 of a calendar year, are affected owners of residential properties that are situated in Canada have to file a UHT return for each residential property, situated in Canada, that they own. 
    • Persons who, on December 31 of a calendar year, are excluded owners of residential properties that are situated in Canada do not have to file UHT returns.

    Toronto’s Vacant Home Tax (VHT) DECLARE

    • All property owners are required to declare the status of all owned residential properties annually.
    • Property owners that do not submit a declaration by the submission deadline date will be deemed Vacant and subject to the Vacant Home Tax
    • Change of ownership: The Vacant Home Tax has implications for property transactions, both for purchasers and vendors. 
    • Vacant Home Tax is calculated at 1 percent of the property's Current Value Assessment
    • Owners of properties subject to the tax will be issued a Vacant Home Tax Notice at the end of March and payments will be due May 1st, June 1st and July 4th.

    Toronto’s Vacant Home Tax (VHT) DECLARE

    The Canada child benefit (CCB) is administered by the Canada Revenue Agency (CRA). 


    • It is a tax-free monthly payment made to eligible families to help with the cost of raising children under 18 years of age. 
    • The CCB may include the child disability benefit and any related provincial and territorial programs. 
    • The amount of the Canada Child Benefit (CCB) depends on the adjusted family net income(AFNI).
    • These amounts start being reduced when the adjusted family net income (AFNI) is over $34,863 .
